- Review of recently sold homes/properties in the near vicinity with similarities to your home. These are called comparables and are a great source for current market trends.
- Review of sold homes in a wider area and with both recent and longer period sale dates. Reviewing this shows trends over time and helps with estimations on activity, days on market, and either growth or decline.
- Comparison of your home to the comparables.
- Determining a price range, and then identifying a specific price for the initial offering of sale.
