People learn real fast that Midland has an aggressive real estate market. Currently we are in a sellers market which means there are a large amount of people looking for housing and an inventory of houses which is conversely lower. Many houses that have recently sold, were sold with the sellers considering multiple offers in a very short timespan. Days on Market (DOM) is usually under 7 days for quality homes, which is a very important trend for buyers to understand. This means you (as a buyer) need to have a few preliminary home purchase steps ready to go (I can help you with all of these), and these are:
- Pre-approval/qualification from a lender if there is to be 3rd party financing.
- Preliminary contact with a home inspector, so they can inspect the home in a timely manner and give you time to review inspection results before your option period expires on an offer.
- Preference of a title company for closing.
- And finally, PATIENCE.

Before we start looking for homes and/or property, we will need to have a meeting. Location is open, we can meet at the office or an off-site location, this is up to you. The following is a list of questions I like to ask when meeting with perspective buyers.
- Is this your first home purchase?
- What is the most important thing you are looking for in your new home?
- What are you looking for in a home? This can range from the number of bedrooms and bathrooms, size of yard, location, age of construction, floorplan, kitchen style, proximity to work, specific schools, etc.
- What are the things you are not willing to compromise on when searching for a home? What things are not that high of a priority for you and your family?
- Do you have a price range in mind? If so, what is the price you are most comfortable with?
- Will there be 3rd party financing, if so, have you met with any potential lenders?
- What is the timeline for finding and closing on your new home?
- How is your daily schedule, is there a preferential daily window for looking at homes?
- What are your expectations of me as your realtor?
